Our Process
It can seem overwhelming to plan a building project, but with our simple steps we can make this an enjoyable experience.
Let us guide you through the process of building your new home or renovation.
After reviewing our simple process, you’ll understand what we’ll need from you, and what you’ll get to leave up to us!
1. Free In-Home Consultation:
First, we like to visit you in the comfort of your current home to discuss your vision for the project. If you are looking to renovate, this gives us the opportunity to see the house in person and suggest any design ideas. If you are looking to build, it gives us an understanding of your likes and dislikes. This initial consultation is free of charge.
2. Design Phase
This phase begins with a preliminary investigation of the site zoning and bylaw requirements. This information helps define any restrictions for the project.
With that addressed, another meeting will be scheduled with you to outline the project goals and objectives in more detail. At this time we have you fill out a client design sheet which helps us further understand the project. If this is a remodel or addition, we will also take measurements of the existing home, at this time.
Once the client design sheet has been established our team can create concept drawings. These drawings typically include: Floor plan(s), Elevation(s), Section(s) and any other views necessary to properly convey the design. They also include basic layouts and general information about the design.
After the initial drawings are complete, you will have an opportunity to provide feedback on the design. The design phase consists of 2 major revisions and 2 minor reviews of the plans. Once the final layout is established, a final version of the conceptual drawings will be provided and typically include the following:
Floor Plans:
- Include layout of walls, doors, and windows,
- Room names
- Room dimensions
- Door and window sizes
Elevations:
- Exterior views which reflect the floor plan
- Roof lines, and pitches
- Exterior materials and trim
Sections:
- Special architectural features ( ie. Vaulted ceilings )
- Building heights
3. Cost and Planning Phase
Once the concept drawings have been approved, we will provide a price to construct the project. The Hutchinson team will meet with you to discuss any finishes and practices you’d like included in the quotation. The drawings will then be sent to our tradesmen for detailed pricing on individual scope(s) of work. Once we’ve collaborated all internal and external bids we will provide you with a detailed proposal for the work. Our price typically includes a fixed price for the scope of work indicated, as well as a budget for various specific components such as flooring, plumbing, and electrical.
After reviewing the proposal you have the option to proceed, modify the scope of work, or discontinue with any work. If you decide to proceed with the work a construction contract will be provided. The construction contract will include the scope of work as described in the proposal as well as further legal information pertaining to the project. (ie. general conditions, insurance requirements, health and safety requirements, payment schedules, etc. )
4. Construction Documents Phase
Once the construction contract is agreed, JHBG inc. will prepare the construction drawings which will be based on the conceptual design. The construction drawings will include further detail as required to obtain a building permit. This information may consist but is not limited to: dimensions, details, general notes, life safety requirements, and construction notes. The construction documents typically consist of the following:
- Cover Page
- Plot Plan
- Foundation Plan
- Floor Plan(s)
- Elevations
- Sections
- Details
Once the construction drawings are complete JHBG inc. will provide two copies of the plans, a copy of the building permit application, a copy of the Schedule 1 Designer Information Form, and if required, an Energy Efficiency Design Summary for the owner to submit for a building permit.
5. Construction Phase
Lastly, the project will be constructed based on the contract and construction drawings. Hutchinson Homes will coordinate our crews and tradesman to build the project in the timelines established. As work progresses we will provide timeline updates to keep you informed. If changes are made during the construction phase they will be documented in the form of a change order which will be agreed upon by both Hutchinson Homes and you (the client), prior to any work commencement.
